WHAT IS A SHORT SALE?

A short sale in real estate occurs when the outstanding home loan balance (loans) against a property are greater than what the property can be sold for. Short sales are a way for homeowners to avoid foreclosure on their homes and still be able to pay off their loan by settling with lender.

Typically what happens is seller (you) align him or herself with a real estate professional to list the home for sale.  The buyer is found and the negotiations are handled by an authorized third party (us).  An offer is made (typically about 85% of the current market value) and the negotiations begin to get the bank to agree to take a short payoff. 

Why would a lender do this?  Consider the options for the bank if they do not.  Most cases would see the home fall into foreclosure through non payment or abandonment.  People are starting to choose to walk away from the investment rather than keep it.  If this were to happen, the lender could face a costly foreclosure and in the end, most likely selling it at short sale or auction anyway.  It can be cheaper and more expedited for the bank.
